Unit allocation and apartment and townhouse floor plans

Woodsworth has a mix of housing units.
There is an eight story mid rise apartment building on Wilton Street with 122 units.
Unit sizes in Woodsworth range from 1 – 4 bedrooms.

Nearly all Woodsworth units with two or more bedrooms have stairs:

  • One bedroom units in the mid-rise have no stairs.
  • One bedroom units in the stacked units on George and Frederick are on the third level and have stairs.
  • Two bedroom apartments in the mid-rise have stairs to the units since they utilize the space over the common hallways on the 3, 5, and 7 floor for the second bedroom. There are a few one-bedroom units at ends of the floors which may have an extra room but have stairs.
  • Twenty two units have direct street access from Wilton Street. The  two bedroom units are on the ground floor have a patio, and have outside stairs only. Those on the second floor have a balcony and are located above the patio units and thus have inside stairs as well as the outside stairs.
  • Additionally, there are two units, one at each end of the mid-rise that front on George S and Frederick, both smaller 1 bedroom units. No inside stairs, just a few outside.
  • There is also a two bedroom unit off the lobby without stairs.
  • There are also two, three and four bedroom units on George, Frederick and Albert Franck but these have inside stairs as well as a few stairs outside on George and Frederick Street.

Townhouses:

  • There are a total of 70 townhouses on George Street South (east side),  Albert Franck Place and Frederick Street (west side) and all have stairs.
  • The townhouses include stacked and “mews” units (garage on the ground floor in the mews units on Albert Franck Place).
  • The two bedroom units in the stacked units on George and Frederick Streets are two story units with stairs to the bedroom and bathroom level. The three and four bedroom units are three floors plus a basement.
  • The Albert Franck units have three bedrooms on the third floor with the kitchen and living room on the second floor. The ground floor has a utility room / unfinished rec room with patio doors to the back garden. Exception: the south-east end unit adjacent to the laundry room.

Please note that individual units may have changed somewhat.
Kitchens in some townhouse units were remodelled some years ago with an open plan not an enclosed kitchen or with a cut-through to the living room. Floor plans do not reflect these changes.  More recent kitchen renovations retain the original layout.

Basements and ground floor rec rooms in the townhouses may have been finished by members. The standard of finish varies. Some may be a lounge space and some may be storage.

Coin operated laundry

UPDATE:  The co-op has moved to a card-based system. Members can also use a tap credit card.

Recently, we received feedback from the membership on switching our laundry machines from coins to a card-based system, as many apartment buildings have in recent years.

The board has investigated the options as follows:

Option 1 – status quo – stay with coin operated machines. This is a viable option, but over time,  our income from the machines will decrease as Coinamatic – our provider – is phasing out coins due to the overhead of picking up the coins. As you may know, there was a break in recently to our laundry room, specifically to rob the machines, so moving away from using coins to feed the machines may have a positive impact on the security of our community.

Option 2 – move to a card-based system would require that we renegotiate our contract with Coinamatic. This would NOT mean an increase in our laundry fees, however. Installation of the card system and modem would require minimal work and impact to our infrastructure. Given most communities are moving away from coins and cash in general, this is likely a better choice.

The board has decided to move forward with the card-based system, likely in the next month or so. We recognize this may be a significant change for some members and will offer assistance to members having difficulty making the switch. More info to follow.

Facts about soundproofing

In 1975, the Ontario Building Code (OBC) set uniform standards and technical requirements. The primary focus at that time was to minimize risk related to structural failures.

There were few requirements provided for insulation and no requirements for sound transmission (STC – sound transmission class as it is known today – was not introduced to the building code until 2020).

Woodsworth was built in 1978, and the first members arrived in 1979. Both the mid-rise and the townhouses were built to standard, at that time.

What we’ve learned about the mid-rise since then:

  • The parquet floors were laid directly on the cement with no sound abatement material under them (in fact the only floor to have sound abatement under it is the penthouse which was added when we put in the new floor).
  • There is limited insulation and no soundproofing between the units.

What we’ve learned about the townhouses:

  • The floors and ceilings are built of wood. The subfloor is laid on the joists, with little insulation and no sound abatement material. This is also true of the walls .

All of this has led to an inherent problem with sound transmission that is not present in buildings built after 2020. The board has investigated sound proofing in the past. Improvements would require removing all drywall and ceilings.

To remediate the issues, each townhouse would cost approximately $100,000. Unfortunately, it isn’t financially feasible for the co-op to undertake this work. Knowing these facts about the infrastructure of our buildings, it’s important that we are understanding and tolerant of each other when it comes to noise as we live our daily lives together in this co operative community.

Spring and fall clean-up day guidelines – members, committees, management

Clean-up Days are community events where all members come together to clean-up their own area and their communal areas.

The Clean-up Days will be scheduled for the 1st Saturday in May and a Saturday in mid-to-late October but not Halloween. Fall clean-up date will be chosen to coincide with garden waste pick-up which is on alternate Wednesdays. 

Time 9:30 a.m. – 12 Noon

The Landscape Room is open to give members yard-waste bags, cleaning supplies and equipment.

In appreciation for the members’ participation, the Social Committee serves a buffet of pastries (including gluten-free) and refreshments in the Penthouse at 12 Noon.

Block Committee Responsibilities

The Block Rep Committee puts notices in the Weekly and posts flyers around the co-op regarding the date and time of the event including members’ duties for the mid-rise, ground-level units, the townhouses and alleyways.

The Block Rep Committee instructs the office to order 250 garden waste bags and 15 bottles of all-purpose, bio-degradable cleaner, deliver the order to the Landscape Room and allocate the expense to “Cleaning Supplies, account 411.1”. 

Social Committee Responsibilities

The Social Committee reserves the Penthouse Room the whole day for their exclusive use to prepare a buffet of pastries and refreshments and clean-up after.  

The Social Committee puts notices in the Weekly and posts flyers around the co-op regarding the location and details of the buffet (including gluten-free items).

In the case of rain, the clean-up will be rescheduled, but the buffet will still take place.

Landscape Committee Responsibilities

The Landscape Committee puts notices in the Weekly and posts flyers around the co-op regarding the availability of waste bags, cleaning supplies, equipment and members’ duties.

In the case of rain, the Landscape Chair will reschedule the clean-up, but the buffet will still take place.

Co-op Management Responsibilities

Subject to the budget, Management arranges for window-washing one week before Clean-up Day including vine clipping around the windows if needed. And the medium-rise carpets should be steam cleaned at least one week after Clean-up Day.
