Podium Project – Weekly Update, Sept 7, 2025

We are just over a week into the Podium replacement project. Thank you for your patience as this project got underway.  Our plan is to update the members on a weekly basis on this project.

So far the project is proceeding well and there are no major obstacles.

Here are some key takeaways from the recent member forum:

On Thursday, August 28th, Homestarts and the Board held a forum to the podium deck work. The forum was well attended, and staff from Homestarts, Reliable, the project manager (CMS) and contractor (August Contracting) participated.

CMS staff presented an overview of the project, discussing the different phases and rough timelines for the work (which is expected to be completed by the end of this year). The powerpoint presentation is available to members in the coop website.

After CMS completed their presentation, staff from August Contracting fielded questions from the audience. The discussion was wide ranging and informative.

One issue discussed was the need to ensure residents of the midrise have access to the elevators throughout the project.

CMS explained that the contractors minimize any disruption by blocking only part of the front doors during the majority of the work in the breezeway.  However, there may be a brief period where the entire doorway is inaccessible. During this period, a portable ramp will be placed in front of the door to the landscaping room and members will be able to access the lobby and elevators through the room.

The office will keep the membership posted on this topic and Homestarts will ensure that staff are available to respond to any members having difficulty accessing the landscaping room.

Woodsworth – Storage of member’s items during podium deck construction

Dear Members,

Be advised that members that choose to store their items with the Co-op during construction are assuming liability for any damage to those items. Members who have requested assistance with moving their plants and furniture can rest assured that maintenance will treat their items with care, however they and the Co-op will not be responsible for potential damage to those items in moving or during storage. Use the Co-op’s temporary storage spaces (the ramp cage for furniture and the rooftop for plants) during construction is conditional on accepting these terms.

Those who would like assistance with moving their items can contact maintenance at 416-363-7542 to arrange for help.

Notice: Woodsworth Podium Deck Work

Dear Members,

Please be advised that work on the podium deck project will commence on August 25th, 2025, at 8AM and will be ongoing until December 2025. The work will take place along the back of Wilton St. units at the ground level, and along the breezeway going out towards Albert Franck. For now, the work is expected to continue during weekdays only.

Be aware that construction will cause significant noise, vibration, dust, and odour.

The construction area will be off-limits to all members and residents during this time. This is for your safety and the safety of others. The front entrance will always be accessible during construction, though specific access pathways for residents will be created as necessary.
There will be an upcoming member’s forum with the contractor, project manager and Management to discuss the project and answer member’s questions and concerns. As this is a time sensitive project, the work will need to start on the mentioned date.

Front steps on Wilton Street

At the conclusion of work on the Wilton Street steps (removing the sealant and re-sealing where the step joins the building) the contractor found the plates that hold up the steps had deteriorated significantly.

Upon learning of this, we contacted CMS. Their investigation found that the steps were not attached as per the blueprints for the mid-rise building and had been changed with no record of the change kept.

Until the sealant was removed, we had no way to be aware of this situation. Had we not found this, there would have been serious and dangerous consequences.

[Engineering firm] CMS have provided us with a plan to attach the steps. This will involve drilling 2 holes in each set of steps and then inserting pins that extend into the foundation of the building.

Unfortunately, the work we need to do will create a certain amount of noise and vibration. We ask that the members be patient while this work is done. We hope this work will start shortly. Stay tuned.
